Rent Increase Request

Owners/Landlords must notify the Housing Authority in writing, at a minimum of 60 days in advance of the annual lease renewal, of your intent to increase the rent and the amount of the increase. Columbia Housing will process the rent increase request in accordance with the provisions outlined above: the rent cannot be increased during the initial 12 months of occupancy in the assisted unit; the requested amount must be rent reasonable according to market comparability and it cannot be any more than an unassisted unit.

Rent Increase Request must be submitted in writing and in accordance with the following applicable guidelines:

  1. Owners must submit a request for a rent increase at least 60-days prior to the anniversary date of the lease and be comparable to other rental units in the area. 
  2. Owners must inform tenants in writing about rent increase and copy Columbia Housing on the correspondence. 
  3. If you receive an indirect subsidy from another government source (Department of Agriculture, Low Income Housing Tax Credit, etc.) please include your approved Annual Rent Schedule. 
  4. Special increases in rent may be considered based on increases in property taxes and/or property insurance supported by third party documentation and evidence that the owners has submitted a protest of property tax increase to the applicable Assessor's office and said protest has been denied. 
  5. If your apartment complex does not receive rental assistance from any other government entity, please submit a copy of your most current Rent Schedule for each unit size and type.
  6. If neither number 2 or number 4 describes your property, please submit a copy of the most recent Property Taxes and Property Insurance. Once the required documentation is received, your request will be processed.
